Renovation Guideline
The following guidelines encompass the standard collaboration process between clients and contractors throughout the 16 key renovation stages. They outline basic construction requirements, specific items that may lead to additional project costs, and other important project considerations that require attention.

01. DemolitionGeneral Information: If the project address is a currently occupied unit, an old unit, or a unit containing personal items, the client must provide a list of items to be retained before demolition to avoid the accidental removal of valuable items. Items that require demolition should be clearly stated in the quotation. Before any demolition work commences, the client must arrange for the gas company to come to the project unit to remove cooking stoves, water heaters, or other related items, and to shut off the main gas supply for the entire property. Construction Requirements: For safety reasons, structural load-bearing walls cannot be demolished. The contractor must arrange protection for public areas in accordance with building management requirements, including elevators, lobbies, and corridors. The contractor must legally dispose of construction waste and debris. Additional Charges for Services Not Listed in the Quote: Costs associated with the removal and reinstallation of old materials, such as replacing or installing new window frames while retaining the air conditioner. When the top layer of flooring is removed and another layer of flooring underneath is discovered that also needs removal. If the client wishes to retain existing plumbing or electrical wiring during kitchen and bathroom renovations, the contractor will take precautions to prevent damage. However, if any damage occurs, the client might need to bear the repair costs.

02. Build New WallGeneral Information: All walls that need to be constructed should be mentioned in the quotation, specifying their locations. The actual site should also be marked out using "chalk lines" for positioning. Unless there's a specific reason or the client requests a particular alternative method, the contractor should use sand bricks for constructing new partitions.

03. Electrical and Plumbing WorksGeneral Guidelines Clients should understand the methods and costs of calculating electrical points with the contractor before signing the contract. Different contractors have various methods for charging for electrical points, such as combinational, individual switches, wire outputs, Two-Way switches, etc. Clients must confirm the plumbing and electrical diagram before the demolition work is completed and decide on furniture placements before starting plumbing and electrical projects to plan the route for installation. After confirming the plumbing and electrical diagram, clients might need to visit the site before the electrical and plumbing work begins to confirm their locations. The contractor is responsible only for broadband and home phone wiring. Outlet provision and installation will be provided by third-party service providers. For specific appliance installations (like upright vacuum cleaners, washing machines, dryers, etc.), clients must notify and confirm the location before the plumbing and electrical work begins. If installing built-in showers or concealed toilet cisterns, clients must notify and confirm the location before the plumbing and electrical work begins. Construction Requirements Generally, when replacing unit inlet copper pipes, UK or Australian brands of copper pipes or accessories must be used, starting from the first inlet valve. After installing the pipes, the contractor must test with the building's water pressure and record the process via photos or videos. All electrical wires must be covered with insulating conduit. For new electrical points, new wiring must be laid. If circumstances allow, suitable old conduits can be reused. After connecting the electrical wires, they must be wrapped with electrical tape and, after painting is done, install the switchboard. New electrical wires must adhere to the new color codes. Items not mentioned in the quotation will incur additional charges: Relocating or creating new electrical boxes. Replacing switch faces for non-new electrical points. Adding, reducing, or altering electrical points. Installation of built-in showers and concealed toilet cisterns. Changing toilet water inflow and outflow. Reinstallation or replacement of instant water heaters. Electrical conduit installation above false ceilings. Reinstalling new conduits for all electrical points in the house.

04. GasGeneral Information: The client needs to confirm the positions of items such as water heaters and stoves before starting plumbing and electrical works. Additionally, they must arrange for a certified contractor to come on-site for gas connections. If the following items are not mentioned in the quotation, additional charges will apply: Modifications to gas pipes and related works. Dismantling and installing gas pipe sleeves, and related tasks like repairing exterior wall concrete and applying waterproof paint.

05. Aluminum WindowGeneral Information: The client should finalize decisions on the materials, design, dimensions, etc., of the new aluminum windows approximately one week before commencement. The client should also provide the model and size of the window-type air conditioner to ensure space is reserved for it. Unless specified by the client, frosted glass will typically be used for bathroom aluminum windows. All dimensions provided in the aluminum window diagrams should be the internal frame size to avoid any potential misunderstandings. For safety reasons, when new aluminum windows are opened, the window door will move to a position closer to the center of the frame. Construction Requirements: For all tasks related to the removal, installation, or replacement of aluminum windows, qualified scaffolding must be erected at the respective site. Waterproofing materials must be used at all exterior wall finishing points. After the removal of the scaffolding, the contractor must repair any holes made in the exterior wall with waterproofing materials. If the following items are not mentioned in the quotation, additional charges will apply: Adjustable window grills Declaration of aluminum window modifications to the Buildings Department Special aluminum window designs such as sliding windows, folding windows, double-pane glass, or dual-colored frames Any glass materials for aluminum windows other than 6mm non-tempered transparent glass.

06. WaterproofingConstruction Requirements For shower areas in bathrooms, it's recommended to apply waterproofing materials up to a minimum height of 6 feet from the floor. For other areas, the waterproofing should be applied to a minimum of 2 feet from the floor. The contractor must conduct a "water test" for all waterproofing works (this means filling the shower area with water, and if the water level doesn't drop, the waterproofing is considered successful). Additional Charges for Services Not Listed in the Quote: If the client requires testing that covers the entire bathroom area, the contractor must seal the doorway with sand bricks or an additional fee may apply.

07. Tiling and MasonryGeneral Information: The contractor will provide the estimated area required for tiles, facilitating the client's tile purchase. The area provided by the contractor usually has a margin for excess, but there might be instances where tiles run out. In such cases, the client needs to provide additional tiles and cover the transportation cost. Rectangular wood-grain tiles might sometimes be bent or "warped". Unless the client specifies a tiling method, the contractor can decide between the "semi-dry sand" method or the "hard base" method as the situation demands. Grout might show variations in shade or color differences; it's advisable to inspect after cleaning. Typically, tiles near the door edge, especially base tiles, are completed after door installation. If custom kitchen cabinets or bathroom cabinets have a concrete platform, this platform won't be tiled. Due to concealed plumbing in kitchen and bathroom floors being different from the living room floors, there might be unevenness. Construction Requirements: The hollow sound rate for tiles should be controlled within 5% (per 100 square feet). If the hollow sound rate exceeds the standard, one can try remedial measures like grouting. Additional charges apply for the following, if not mentioned in the quotation: If the client specifies a particular tiling method (this needs to be confirmed with the contractor in advance). Extra tiling labor costs might arise if wall tiles chosen are special types like cultural stone, wallpaper stone, mosaic tiles, or unusually large tiles. If the site floor is uneven, a leveling process with cement sand screed might be needed before tiling. If the client requests tiles to be laid with other materials (e.g., adhesive sand TA313).

08. Other flooringGeneral Information: If the client arranges for a third-party supplier to install wooden flooring and baseboards, the relevant protection work should also be the responsibility of that third-party supplier. For seamless flooring, it's recommended that measurements, delivery, and installation be handled by a third-party supplier on-site. Construction Requirements: If there are gaps between the baseboards and the flooring, they can be sealed with gap filler or sealant. If the following items are not mentioned in the quotation, additional charges will apply: Additional protective measures, if wooden flooring and baseboards are installed by a third-party supplier arranged by the client. Additional painting processes for the floor baseboards installed by a third-party supplier.

09. CarpentryGeneral Information: Contractors should pre-confirm with the client all aspects related to wooden ceilings, wooden doors, feature walls, etc., and provide dimensions and materials for the project. Before installation, they must also confirm the direction and style with the client. Clients should be aware that the quotation might not always include carpentry work. If carpentry services are needed, they should notify the contractor in advance. All quoted prices and contents will be based on the provided quotation. Contractors are responsible for supplying all materials related to carpentry work mentioned in the quotation. If clients have specific styles in mind, they should confirm with the contractor beforehand. Since carpentry materials are typically custom-made, clients should finalize their choices in terms of style and dimensions to avoid costly changes. Contractors are obliged to explain the carpentry materials used. Clients also have the option to purchase their required carpentry materials. If the following items are not mentioned in the quotation, additional charges will apply: Carpentry work includes: lighting troughs, wooden ceilings, feature walls, cladding, and other materials not specified.

10. Paint / WallpaperGeneral Information: Typically, new walls, new cable trenches, moisture levels between wood doors, and junctions between wood and walls, etc., may show water cracks. This is normal. Clients can request contractors to repair these, but it's not guaranteed to permanently fix the problem. General foundation scraping does not include scraping away putty or scraping down to the concrete. The straightness of wall corners, wall surfaces, and beams can be affected by the building's structure. If there is mold on the wall due to dampness during the construction process, the contractor must treat it before continuing with the next step. Some paints might show obvious brush marks or uneven shades. Contractors must specify on the quotation sheet and explain to clients the number of layers for walls and ceilings. The finish from plastering and painting is different from that of completely scraping down and rebuilding. Construction Requirements: A complete painting procedure should include: scraping, applying primer/sealer, plastering, and painting. Unless explicitly specified on the quotation or requested by the client, scraping does not require removal of putty or exposure of the concrete; only the old latex paint and any loose plaster need to be scraped off. After scraping, a coat of primer or sealer must be applied to consolidate the plaster layer. Plastering should be done in three stages, with sanding of the wall after to ensure a smooth finish. Painting should be applied in three coats: one primer coat followed by two finishing coats. Paint color might have slight variations from the chosen sample, which is normal and can be affected by lighting. Wallpaper application requires adhesive powder or specialized wallpaper glue. If the following items are not mentioned in the quotation, additional charges may apply: Special treatment needed for the wall's condition discovered post-construction. Scraping that includes the removal of putty or down to the concrete. Choosing darker shades of paint. Using more than three paint colors for the entire house. Chalkboard paint or whiteboard paint. Environmentally-friendly paint suitable for children. Using plaster at wall corners and beams to ensure extra straightness. Additional treatments to ensure especially smooth old walls.

11. Wooden DoorGeneral Information Clients can either adopt the door opening direction recommended by the contractor or decide on their own. The contractor must provide the client with the door dimensions. It's recommended for electronic locks to be provided and installed by a third-party supplier. The contractor can offer installation services for standard door locks. Clients should finalize the hardware fittings in advance and arrange for their delivery to the unit before installation. Additional Charges for Services Not Listed in the Quote: Door modifications such as hinge cutouts, lock holes, peephole installations, etc.

12. Customized FurnitureGeneral Information: Renderings or designs provided by the client or contractor are for reference only. For custom-made furniture, dimensions should be based on detailed drawings. Clients should confirm appliance dimensions in advance to ensure sufficient space is reserved for items like TVs, refrigerators, exhaust hoods, washing machines, and dryers. Before purchasing the devices listed below, clients are advised to share their dimensions with the contractor to ensure that their operation is not hindered by other furniture: including lights, sanitary ware, exhaust hoods, etc. Typically, the contractor won't install back panels for furniture that's placed against a wall with piping. If required by the client, early notification is necessary. Clients usually buy hardware fittings themselves (excluding furniture hardware). For any hardware provided by the client, installation and usage instructions should be shared with the contractor to avoid installation errors. Before handover, the contractor must align all cabinet doors. Before handover, the contractor should finalize all sealing gaps between furniture and walls. If there's a need to install furniture provided by a third-party vendor, such as chairs or countertops, the client should specify the procedures and installation requirements. Charges and service provider details should be confirmed in advance. Slight color variations in furniture and countertops are normal. Very tall or long furniture might slightly bend. If glue splatters are visible on joint areas, repairs can be made. If the client doesn't specify the thickness of the furniture back panel, the contractor should use a standard 9mm thick back panel. Construction Requirements: Cabinet lights should be installed at appropriate positions, ensuring that the wiring is secured. Cabinets should be installed levelly. Furniture walls will have a smooth finish using paint, sealant, or silicone to fill any gaps. Additional Charges for Services Not Listed in the Quote: External/internal laminates other than the ones specified by the contractor. Special finishes such as lacquer, moldings, glass, mirrors, velvet, and stainless steel. Marble countertops. Soft-close drawer runners. Kitchen cabinet pull-out baskets. Installing light troughs or under-cabinet tube lights. Side panels for refrigerators or microwave racks, etc.

14. Measurement, delivery and Installation by Third-Party SupplierGeneral Information: Clients are responsible for purchasing any materials used in the project. They should also arrange for delivery to the site before use, and bear all shipping costs. If the client needs a third-party supplier to take measurements and the contractor is present, the client should notify the contractor in advance to arrange a suitable time and clear space. If the client arranges for a third-party supplier to deliver goods, they should either receive the goods on site or communicate with the contractor beforehand to confirm the delivery time for collection arrangements. Before arranging a third-party supplier to install appliances, the client should notify the contractor to clear the area to avoid hindering the construction progress. Both the client and the contractor should confirm installation and charges for any furniture or electrical appliances delivered before the work begins. Additional charges will apply for items not mentioned in the quotation: Installation of light fixtures, air conditioners, exhaust fans, water purifiers, and other household appliances. Installation of window sills made of stone.

15. Cleaning and MaintenanceGeneral Information: Typically, contractors will only handle basic cleaning like disposing of construction waste, trash, and paint stains generated during the project. As there might be residual dust post-cleaning, it's recommended for clients to consider hiring professionals for a deep clean before moving in. Apart from emergencies, for any minor issues during the warranty period, the contractor can arrange for personnel to address them within three months from the time the first issue is reported. Clients should notify the contractor two weeks in advance. Damages caused by human error or adverse weather conditions are not covered under the warranty. Materials installed on behalf of clients are not included in the warranty (this includes hardware accessories, electrical appliances, light fixtures, faucets, etc.). Paint damages resulting from wall seepage or older aluminum windows are not covered under the warranty. Electrical or plumbing works not installed or modified by the contractor, such as tripped switches or leaky pipes, are not included in the warranty. Consumables, including light bulbs, fluorescent tubes, light strips, and spotlights, are not covered under the warranty. Construction Requirements: Contractors are responsible for legally and appropriately disposing of all renovation waste produced during the project. Contractors should complete all basic cleaning before handing over the site.

16. Overall Renovation ProcedureGeneral Information: Any additions, reductions, or other decisions in the project must be confirmed via WhatsApp and require the agreement of all three parties before implementation. Any decisions not verified by all three parties can be voided by the platform. To avoid project delays, the contractor must notify the client in advance to purchase the necessary materials and arrange for delivery to the unit at the specified time. All additions or reductions to the project need to be confirmed by all three parties regarding the price and new completion date before implementation (recorded in WhatsApp). For any additional work, the client must inform their insurance company to ensure coverage. Any changes to the work or processes confirmed by the client might lead to additional costs. During the project, any reductions or additions must be confirmed by all three parties and recorded on WhatsApp. Completion is defined as reasonably habitable (based on functionality and safety). If there are only aesthetic issues that don't affect the functionality, the contractor can address these post-delivery. Any deposits or fees related to building management for renovations must be borne by the client. Clients should understand that even if the work follows the guidelines set by the building management, there might still be complaints from neighbors regarding noise, dust, scaffolding, or doors being left open for mud removal. For the safety of the client, if they wish to visit the unit during the project, they must notify the contractor in advance. Standard working hours are from 9 am to 6 pm, Monday to Friday. If the client has other restrictions or requests, additional costs may arise. If the client has doubts about the craftsmen's construction methods, workmanship quality, or on-site issues and requests the platform's staff to follow up, the platform offers an additional on-site service at a charge of 300 units (for 90 minutes). If it is confirmed that the issue is due to the craftsmen's mistake, there will be no charge for the on-site service. This does not count towards the three free quality checks provided by the platform.
