The contractor is responsible only for broadband and home phone wiring. Outlet provision and installation will be provided by third-party service providers. If installing built-in showers or concealed toilet cisterns, clients must notify and confirm the location before the plumbing and electrical work begins. Dismantling and installing gas pipe sleeves, and related tasks like repairing exterior wall concrete and applying waterproof paint.

05. Aluminum WindowGeneral Information: The client should finalize decisions on the materials, design, dimensions, etc., of the new aluminum windows approximately one week before commencement. The client should also provide the model and size of the window-type air conditioner to ensure space is reserved for it. Unless specified by the client, frosted glass will typically be used for bathroom aluminum windows. All dimensions provided in the aluminum window diagrams should be the internal frame size to avoid any potential misunderstandings. For safety reasons, when new aluminum windows are opened, the window door will move to a position closer to the center of the frame. Construction Requirements: For all tasks related to the removal, installation, or replacement of aluminum windows, qualified scaffolding must be erected at the respective site. Unless the client specifies a tiling method, the contractor can decide between the "semi-dry sand" method or the "hard base" method as the situation demands. Grout might show variations in shade or color differences; it's advisable to inspect after cleaning. Typically, tiles near the door edge, especially base tiles, are completed after door installation. If custom kitchen cabinets or bathroom cabinets have a concrete platform, this platform won't be tiled. CarpentryGeneral Information: Contractors should pre-confirm with the client all aspects related to wooden ceilings, wooden doors, feature walls, etc., and provide dimensions and materials for the project. Before installation, they must also confirm the direction and style with the client. Clients should be aware that the quotation might not always include carpentry work. If carpentry services are needed, they should notify the contractor in advance. All quoted prices and contents will be based on the provided quotation. Contractors are responsible for supplying all materials related to carpentry work mentioned in the quotation. If clients have specific styles in mind, they should confirm with the contractor beforehand. Since carpentry materials are typically custom-made, clients should finalize their choices in terms of style and dimensions to avoid costly changes. Contractors are obliged to explain the carpentry materials used. Clients also have the option to purchase their required carpentry materials. If the following items are not mentioned in the quotation, additional charges will apply: Carpentry work includes: lighting troughs, wooden ceilings, feature walls, cladding, and other materials not specified.

10. Paint / WallpaperGeneral Information: Typically, new walls, new cable trenches, moisture levels between wood doors, and junctions between wood and walls, etc., may show water cracks. This is normal. Clients can request contractors to repair these, but it's not guaranteed to permanently fix the problem. General foundation scraping does not include scraping away putty or scraping down to the concrete. The straightness of wall corners, wall surfaces, and beams can be affected by the building's structure. If there is mold on the wall due to dampness during the construction process, the contractor must treat it before continuing with the next step. Some paints might show obvious brush marks or uneven shades. Contractors must specify on the quotation sheet and explain to clients the number of layers for walls and ceilings. The finish from plastering and painting is different from that of completely scraping down and rebuilding. Construction Requirements: A complete painting procedure should include: scraping, applying primer/sealer, plastering, and painting. 12. Customized FurnitureGeneral Information: Renderings or designs provided by the client or contractor are for reference only. For custom-made furniture, dimensions should be based on detailed drawings. Clients should confirm appliance dimensions in advance to ensure sufficient space is reserved for items like TVs, refrigerators, exhaust hoods, washing machines, and dryers. Before purchasing the devices listed below, clients are advised to share their dimensions with the contractor to ensure that their operation is not hindered by other furniture: including lights, sanitary ware, exhaust hoods, etc. Typically, the contractor won't install back panels for furniture that's placed against a wall with piping. If required by the client, early notification is necessary. Clients usually buy hardware fittings themselves (excluding furniture hardware). For any hardware provided by the client, installation and usage instructions should be shared with the contractor to avoid installation errors. Before handover, the contractor must align all cabinet doors. Before handover, the contractor should finalize all sealing gaps between furniture and walls. Before arranging a third-party supplier to install appliances, the client should notify the contractor to clear the area to avoid hindering the construction progress. Both the client and the contractor should confirm installation and charges for any furniture or electrical appliances delivered before the work begins. 15. Cleaning and MaintenanceGeneral Information: Typically, contractors will only handle basic cleaning like disposing of construction waste, trash, and paint stains generated during the project. As there might be residual dust post-cleaning, it's recommended for clients to consider hiring professionals for a deep clean before moving in. Apart from emergencies, for any minor issues during the warranty period, the contractor can arrange for personnel to address them within three months from the time the first issue is reported. Clients should notify the contractor two weeks in advance. Damages caused by human error or adverse weather conditions are not covered under the warranty. Materials installed on behalf of clients are not included in the warranty (this includes hardware accessories, electrical appliances, light fixtures, faucets, etc.). Paint damages resulting from wall seepage or older aluminum windows are not covered under the warranty. Electrical or plumbing works not installed or modified by the contractor, such as tripped switches or leaky pipes, are not included in the warranty. Consumables, including light bulbs, fluorescent tubes, light strips, and spotlights, are not covered under the warranty. Construction Requirements: Contractors are responsible for legally and appropriately disposing of all renovation waste produced during the project. Contractors should complete all basic cleaning before handing over the site.

Overall Renovation ProcedureGeneral Information: Any additions, reductions, or other decisions in the project must be confirmed via WhatsApp and require the agreement of all three parties before implementation. Any decisions not verified by all three parties can be voided by the platform. To avoid project delays, the contractor must notify the client in advance to purchase the necessary materials and arrange for delivery to the unit at the specified time. All additions or reductions to the project need to be confirmed by all three parties regarding the price and new completion date before implementation (recorded in WhatsApp). For any additional work, the client must inform their insurance company to ensure coverage. Any changes to the work or processes confirmed by the client might lead to additional costs. During the project, any reductions or additions must be confirmed by all three parties and recorded on WhatsApp. Completion is defined as reasonably habitable (based on functionality and safety). If there are only aesthetic issues that don't affect the functionality, the contractor can address these post-delivery. Clients should understand that even if the work follows the guidelines set by the building management, there might still be complaints from neighbors regarding noise, dust, scaffolding, or doors being left open for mud removal. For the safety of the client, if they wish to visit the unit during the project, they must notify the contractor in advance. Standard working hours are from 9 am to 6 pm, Monday to Friday. If the client has other restrictions or requests, additional costs may arise. If the client has doubts about the craftsmen's construction methods, workmanship quality, or on-site issues and requests the platform's staff to follow up, the platform offers an additional on-site service at a charge of 300 units (for 90 minutes). If it is confirmed that the issue is due to the craftsmen's mistake, there will be no charge for the on-site service. This does not count towards the three free quality checks provided by the platform.
